Besides web and marketing savvy, it's totally crucial that you buy an inn in a place that people actually want to go to. People are much more likely to visit an inn near a white sand beach than they are to visit one near a swamp known for its particularly aggressive breed of venomous snake. Buying a place that's already some kind of historical landmark is also a good idea. People will pay for charm.
