The only definite requirement for owning your own B&B is having the cash to buy a place. Most of the time, B&B owners make their money doing something else first and see a B&B as a way to ease into their golden years.

Of course, you also need some small level of business sense. It takes some basic business savvy to know how much to charge for rooms and all those other calculations it takes to keep any small business from taking a nosedive into debt-land.

It also helps if you have a generally friendly personality and good taste in food and décor. Your B&B will most certainly fail if guests walk in to find a snarling host, peeling wallpaper from the '80s, and only gray gruel to eat.
